How it works

The routine is small.

Add expenses as they happen. Build your fair rental value estimate once, and revisit it if something changes. Export a report when you need one. Here's each part.

Set up once

Tell it about your home

Create an account and tell the app about your home and your designated allowance. To save you typing, it can fill in property details from public records — square footage, bedrooms, bathrooms, and property type — and it shows an estimated value range for reference. Every field is editable; if you have a recent appraisal, use your number.

Add expenses in a minute

Amount, date, category, payee. That's it.

Snap receipts

Take a photo or upload a PDF. The app reads the date, amount, vendor, and category and fills them in for you to check and save.

Categorize the way the allowance works

Mortgage or rent, utilities, repairs and maintenance, furnishings, and so on.

Plan recurring bills

Set up monthly budgets for things like utilities so you can see the year ahead.

Snapping a receipt

Photograph or upload a receipt, line up the corners, and the app reads the payee, amount, date, and category into the expense form. You check the details and save. Receipt scanning is a Pro feature.

Document your fair rental value

How the estimate gets built

Answer a few questions about your home's size, condition, and features. The app pulls local rental listings and a property valuation, selects the closest comparable homes, and adjusts for differences like square footage, a garage, or a finished basement.

You get a written report: the comparable addresses and rents, the adjustments, an estimate of utilities, and a paragraph explaining how it reached the final figure. Review it, change anything that doesn't fit your home, and save it with your records.

Three figures, side by side

Your dashboard shows the three figures the housing-allowance limit depends on — your designated allowance, your actual housing expenses, and your fair rental value plus utilities — side by side, with a simple chart.

When you're ready, export a CSV or a printable report and give it to your preparer or keep it for your files.
